The first thing I go over when helping new buyers is their budget. It's very important to think about these things up front. Later on all this strategizing will pay off with big dividends.

In an ideal world you would put down 20% for a home, however, it's not always ideal and buying a home right now can sometimes make sense even if you don't have a full 20%.

STEP ONE: First think about your budget. Buying a home isn't like buying a TV or a Car where thinking about your monthly payment can get you into trouble. Figure out what you want your monthly payment.

STEP TWO: Figure out how long you want to live in the home. If you aren't going the traditional route of 20% down and 30 year (or a 15 year loan) then it's likely that you are going to be living ther efor less than 5 years, especially in the Metro Atlanta area. With the average Atlantan moving every 2 years, the 3 year and 5 year programs. make some sense. There is some risk involved to these programs.

STEP THREE: Now that you have some idea of how long you might live there, it's time to interview Loan Officers. Each Loan Professional, no matter how good or honest they are will give you a different answer. In fact, even two professionals inside the same company will give you two different answers.
